The Setia Tropika township ardently embraces the "Green Street" development concept to ensure a conducive living environment for its residents.

Setia Tropika

Setia Tropika is a 740-acre (3 sq km) gated-township located between Jalan Kempas Baru and the North-South Highway in Johor Bahru. Developed by Setia Homes, a member of SP Setia Berhad, since 2005, the township is still in active development. Setia Homes built Exit 255B from the Highway to facilitate traveling to and from the Johor Bahru city proper. The Eastern Dispersal Link (EDL), estimated to be completed by 2011, connects the North-South Highway to the new Customs, Immigration and Quarantine Complex (CIQ), reducing traveling time from Setia Tropika to the Complex to only 10 minutes, a plus for those working in Singapore and commuting to and fro everyday.


2.   Master Plan: Setia Tropika currently has more than 2,500 units of residential and commercial lots. It also has its very own Central Business District (CBD), an integrated commercial hub that offers total conveniences and amenities to both residents and the general public. The Maybank branch in the CBD introduced the first lifestyle banking by sharing its premise with Starbucks, allowing patrons to enjoy their favorite cup of coffee, while performing their banking transactions. As seen in the Master Plan on the right, the Central Business District is segregated from the residential area to prevent traffic congestion and to ensure a more serene and peaceful living environment.


3.   Distinctive features:

  • Gated precinct: Each Setia Tropika precinct is like a self-contained gated township, protected by perimeter fencing and having only one main entry point for controlled access.
  • Rear Garage Homes, with architectural concepts displaying a fusion of contemporary and modern elements, not only feature a double car-parking porch at the rear, but also provide ample frontal space for a private garden. Among its other striking architectural elements are the rooftop garden terraces, indoor water features, and built-in courtyards.
  • Lush greenery: Setia Tropika has 3 types parks to provide a fresher and healthier environment to its residents:
    1. Town park: The biggest among the three, the town park is a 12-acre, award-winning park which provides a large playground for the young, facilities for the elderly, picnic lawns, reflexology, basketball and football fields, multi-purpose court, and gazebos, amongst others.
    2. Linear park: This park promotes active living by providing jogging and cycling tracks, educational gardens and more; and
    3. Pocket parks are to be found within individual precincts and offer small playgrounds, jogging tracks, and reflexology.
  • Festive campaigns and charitable activities: Setia Tropika hosts a variety of festive campaigns, as well as community-building and charitable activities each year to encourage closer relationships among its residents.
  • Centrex Service: Supported by Telekom Malaysia, every residential unit in Setia Tropika receives a broadband and intercom service connected directly to the guardhouse. As an effort to build closer relationship between the residents, Centrex Service also offers complimentary phone calls between residences within the township.

4.   Kementerian Dalam Negeri (KDN): The KDN's administrative centre is located inside the Seri Tropika township and comprises 8 departments, including

  1. Immigration Department;
  2. National Registration Department;
  3. Registry of Societies Department;
  4. The People's Volunteer Corps Department (RELA);
  5. Film Censorship Board Department;

  1. Civil Defense Department;
  2. Publication & Printing Control and al-Quran Text Control Department; and
  3. National Anti-Drug Agency Department.

With these governmental departments within the township, the general public, particularly the residents of Setia Tropika, can now perform their administrative tasks with total convenience.
